and ask what it would cost to build a new one that size then check with the city to see what they have valued the property at for tax purposes. that will give you an idea of it’s value. consider things like depreciation, buildings depreciate at about 4% per year while land value appreciates. with these things in mind and also the current real estate market. offer a price about 30% below current market value… it may sound low but you can always increase your offer
